Application Criteria

All applicants must meet the following criteria to be approved.

Income

Applicants must have a minimum gross (before tax) monthly income of at least three times the rent. This must be documented with two months of paycheck stubs. Self-employed applicants must document income with bank statements or other types of verification. Any income such as Social Security must also be documented. If child support is counted as income, it must be documented with a printout that shows exact amounts paid over the last six months.

Roommates

Roommates must meet the above qualifications individually with each roommate documenting the full income requirement. This includes all adult occupants (relatives and/or unmarried couples) who have not leased together under both names for at least one year.

Credit Score

Credit checks will be made on all applicants. Credit score requirements vary with properties, generally in a range from 550 on lower rent properties to 630 for higher rent ranges.

Rent History

All applicants must have at least two years’ rent history, good rent records and no past evictions.

Background Checks

A background check will be performed on every applicant and resident 18 and over, which must show no felonies.

Co-signers

Moore Real Estate does not allow co-signers on any lease.
